Your Dedicated Property Manager: When you become a client at SWELL Property Management, we assign a property manager to you. They are your one-stop for all your property management needs. You won’t have to call an office, wait and hope someone calls you back. You’ll get the email address and mobile number of your property manager to contact them anytime.


Advertising Properties: One of the most important aspects of maximizing your investment is well-thought-out advertising. Effective advertising starts with comprehensive research and great marketing. We constantly analyze the data and trends to determine the best way to market your property. Not only do we ensure that your property is has a strong presence online by being featured in the MLS and on third-party websites, we also advertise on our website, social media, and by emailing our database of potential tenants. Most companies snap a few cell phone pictures and call that good enough…

To make sure you have the best pool of potential tenants, we use: professional photographs, video, and drones to create engaging marketing for your property. We also create video trailers and interactive 360 tours of the property so tenants can experience it and see the value of living there.


Rent Collection: We provide tenants with a variety of payment options. We are equipped to accept checks, bank checks/cashier’s checks, money orders and debit/credit cards either in person or online. This makes things simple for tenants, secure for owners.


Monthly and Annual Income/Expense Reports: We track the monthly income and expenses for your investment property and then create monthly reports. They are simple and easy to understand, so you always know what’s happening with your investment. We will also prepare a year-end statement for tax purposes.


Keeping Up to Date with Legislative Changes Affecting Owners: Legislation seems to change on the minute, especially regarding short-term rentals in the Wilmington area. Quality Tenants/Comprehensive Background Checks: SWELL performs extensive background checks on all applicants. These include a rental history, a lien/bankruptcy search, a national criminal and sex offender background search, and a credit check, along with a thorough review of the rental references we require tenants provide. We make sure you are getting the best possible tenants, ensuring consistent and predictable rental income.


Initial Property Inspection/Evaluation and Ongoing Maintenance: Your experienced property manager will perform an Initial Property Inspection/Evaluation of your property. They will work with you to make recommended improvements to increase marketability and profitability. Your property manager will also routinely inspect of your property, whether leased or vacant, to make sure your investment is maintained and in top condition.

How It Works


Long-term Rentals

We offer industry-leading service for 12% of the monthly lease amount. Others charge you 15% PLUS nickel and dime you for additional services. At SWELL Property Management, most additional services are included and the rest are low flat rates. They include:

  • HVAC Air Filters Changed Quarterly = $20 + cost of filter/s

  • Cost to lease or re-lease a property = Included

  • Cost to coordinate regular repairs = Included

  • Cost to coordinate emergency repairs = $50 per repair

  • Post Storm Inspections = Included

  • Annual Property Inspection/Evaluation = Included

  • Cost to coordinate property maintenance/upgrades = 15% of the cost of work


Short-term/Vacation Rentals

We offer industry-leading service for 20% of the gross monthly rents. Others charge you as much as 25% PLUS nickel and dime you for additional services. At SWELL Property Management, most additional services are included and the rest are low flat rates. They include:

  • HVAC Air Filters Changed Quarterly = $20 + cost of filter/s

  • Cost to lease or re-lease a property = Included

  • Cost to coordinate cleaning and linen service = Included

  • Cost to coordinate regular repairs = Included
