How it all works

In North Carolina if a home is listed for sale with a real estate agent, usually the Listing Agent pays the Buyer's Agent's commission. So the cost to work with a buyer’s agent is built into the purchase price of a home. That means no cost to you!

Sometimes when a home is For Sale By Owner, we will work with the Seller and ask them to cover our fee like a Listing Agent does. Most of the time they agree but if a Seller refuses, only then will we ask our Buyers to step in. This only happens very, very rarely and only with homes for sale by owner.

SWELL Buyer Rebate

Uncommon in the real estate world, our buyer rebate is pretty unique…

How it works:

In NC, the listing agent of a home usually splits their commission with the buyer’s agent. The average listing agreement is for 5% to 6% of the agreed purchase price so a buyer’s agent usually receives 2.5% to 3%.

For qualified buyers, we only keep 2% of the agreed purchase price and rebate you the rest. Depending on the purchase price of a home and the buyer’s commission offered, the rebate could be substantial. Plus when combined with a SWELL Seller Rebate, that’s when the savings can get huge.
